Site / Environmental Planning

Hoyt Architects integrates natural systems into our built environments to create places that respond to their surroundings. Our in-house landscape architect capabilities allow our environmental planning process to consider the opportunities and constraints of the landscape to support resilient and sustainable development.

Working across scales—from regional planning efforts to parks, greenways, and ecological systems—we develop strategies that enhance the relationship between people, place, and the environment.

Planning Test Fits

Through conceptual diagramming and site planning, we test how a proposed development fits within the opportunities and constraints of a property. While zoning establishes what may be permitted, a planning test fit determines what a site can realistically support.

Our studies evaluate residential and commercial square footage, amenity space, net and gross square footage, parking, hotel keys, unit counts, building height, site access, loading areas, utilities and services, and street & sidewalk relationships. These early planning exercises help owners and developers compare options, maximize development potential, and make informed decisions. Hoyt's test fit diagrams serve as invaluable, early-stage tools for better conversations with the project team, with investors, and with local planning & development staff. 

Urban Design

Hoyt Architects approaches urban design by understanding the relationship between buildings, public spaces, and the communities they serve. Successful projects extend beyond the property line and consider how each element contributes to the larger environment.

From neighborhood planning to district-scale strategies, we evaluate context, connectivity, and the public realm to create places that are functional, resilient, and meaningful.
 

Interior Design / Programming

Hoyt Architects views interior spaces as an extension of the overall architectural experience. Our In-house interior designers create environments that support how people live, work, gather, and interact while reflecting each client's vision and identity.

Through thoughtful planning, material selection, and continuous collaboration, we create interiors that are functional, engaging, and seamlessly connected to the architecture.

 

 

Feasibility Studies

A feasibility study goes beyond what can be built to determine whether a project makes sense.

As part of the due diligence process, we work closely with the client's consultant team—including planners, attorneys, civil engineers, utility providers, traffic engineers, arborists, surveyors, and contractors—to evaluate the factors that may impact a project's viability.

Our studies consider zoning requirements, tree preservation, traffic impacts, infrastructure capacity, easements, permitting considerations, and potential cost implications.

By identifying opportunities and challenges early, we help clients reduce risk, make informed decisions, and establish a clear path forward during project due diligence.
